TERMS & CONDITIONS FOR APPLICANTS OF ASSURED SHORTHOLD TENANCIES
Requirements for Applying for a Property: 1. Fully completed and signed application forms 2. Fully signed terms & conditions 3. Payment of admin fee, deposit & 1st months rent (cleared funds) 4. The signed Tenancy Agreement (must be returned within 7 days of the initial application) How much money is paid in advance? Reference & Admin Fee = £141.00 (£120.00 +VAT) PER APPLICANT. (covering referencing, credit checks, administration & legal costs) Security deposit = Equivalent of 1x months rent + £100 (unless agreed otherwise) Rent = 1st instalment of rent in advance. Banker’s drafts, building society cheques & Bank Transfers are the only acceptable forms of payment. Personal cheques cannot be accepted for 1st rent instalment. Rent - Payable monthly in advance by Standing Order. Security Deposit - Equivalent to 1x month’s rent + £100, amount payable on application - to be protected by DPS & returned subject to any deductions e.g. breakages, after the expiration of the tenancy. If the application is withdrawn by the APPLICANT, the Security Deposit will not be refunded. Admin Fee - £141.00 (£120.00 +VAT) per applicant - to cover our administration costs & costs of credit references. Property will not be reserved until funds have cleared. This fee is non-refundable following application under any circumstances. References - Applications for a tenancy are independently assessed by a credit-referencing agency. An Application Form is completed and confidentially processed, with a final result usually taking 5-7 working days. Rental Term - The minimum term is 6 months, unless agreed otherwise. Boards - The agent reserves the right to erect “Let By” boards for a short period of time at the start of each new tenancy period for marketing purposes. Possession - Possession of the property will be granted on the date of commencement of the agreement, providing all of the tenants and any guarantors have signed the agreements and all outstanding monies are paid to Pro Lettings Ltd. Pro Lettings Ltd is not responsible for the management of the tenancy. The security deposit will be forwarded to the landlord to hold with the protection of the Deposit Protection Service (DPS) www.depositprotection.com You will be supplied with the Landlord’s contact details to report any maintenance issues. Guarantor - Guarantors may be required in certain situations. A credit check will be required prior to any application being considered. It is the responsibility of the potential tenants to make sure that guarantors are available to sign the contract and other documentation prior to or on the day of sign up, or a move-in will not occur. All signatures must be witnessed. Guarantors are signing a legal document and must be aware of their liabilities to cover the rent and security deposit should tenants default on payment or if the property is damaged. How to make a payment to Pro Lettings Ltd: Applicants can visit any branch of Barclays Bank and make a bank transfer or make an online payment to: Account Name: PRO LETTINGS LTD Sort Code: 20-25-85 Account Number: 5008 7084 Note - Please be aware that we will continue to market the property until Pro Lettings Ltd receive ALL of the necessary paperwork & payments, despite any verbal undertakings that may have occurred during previous viewings with any party. Restrictions - Some rental properties have certain restrictions allocated by the landlord relating to sharers, smokers and tenants with pets. If the tenancy includes any of these, then the security deposit may reflect this, depending on an individual property. All applicants must be over the age of 18. Taking care of your new home - Once you have signed the tenancy agreement, responsibility for the property will rest with you, the tenant. You must report immediately any maintenance, gas or electrical faults to your Landlord, and keep the property in good order. Informing the utility companies - Once you have signed your tenancy agreement it is your responsibility to contact your new service providers (electric, gas, water & telephone); it is advisable to check the meter reading as soon as you arrive at the property. Please remember to purchase your TV licence. Tenant Manual – You will be given you a Tenant Manual, which should be read carefully and kept in a safe place, as it will contain lots of useful information such as, a copy of the gas safety record if applicable, how to conduct your tenancy and useful telephone numbers, etc. Early Termination of your tenancy – Unless specifically agreed with your landlord, the tenancy cannot be terminated by the tenant or landlord until the end of the arranged term.
